Website Luxury Escapes leases within Hickory’s swank Market Lane, in Southbank

Travel website Luxury Escapes has signed a five year lease deal at Hickory’s Market Lane commercial building, which is taking shape in Southbank.

Luxury Escapes will occupy 1590 square metres of the 9823 sqm development at 68 Clarke Street.

Due for completion in the first quarter of 2020, Market Lane will include 8500 sqm of high-end office space over five storeys – with large floor plates of up to 2300 sqm.

The ground floor will be configured as retail with hospitality.

Market Lane will include occupant-only ground floor and upper level terraces.

Market Lane is one block east of the suburb’s Clarendon Street retail strip and about three blocks south of the Yarra River and Melbourne CBD border.

This pocket of Southbank and South Melbourne is popular with high-tech and creative businesses.

Several large advertising agencies including Dentsu which acquired Harold Mitchell’s Mitchell Communications Group more than five years ago, occupy space within the precinct.

Domain Group, which owns websites commercialrealestate.com.au and domain.com.au is also in the area (though it will move in coming years to 600 Church Street, Cremorne, an office currently under construction).

Colliers International’s Chris Meehan and Matt Cosgrave said 68 Clarke Street lease “marks the next chapter of growth for Luxury Escapes whose strategic vision aligns with the innovative ethos of the commercial building”.

The office has been designed with the capacity for additional internal staircases between floors “without compromise to the structure and services”.

The agents are still marketing the commercial space and ground floor retail area.

Market Lane will offer an onsite manager, mechanical bike stacker and high-tech building management systems. Five of the building’s 170 car parks will be beside electric vehicle charging stations.

The office will include luxurious end-of-trip facilities including dry cleaning services. As well, occupants will have access to a yoga studio, gym, and outdoor terraces, managed by an onsite gardener.

Upper floors of Market Lane will have north-facing city views. The building will also capture aspect to Albert Park and Royal Botanic Gardens.

Upon completion, Market Lane’s owner, developer, Hickory Group – will move its headquarters from Cremorne into 68 Clarke Street, joining Lucky Escapes.

“Market Lane is the office space of the future and is setting new benchmarks for South Melbourne,” Hickory group director Michael Argyrou said.

Elenberg Fraser director Callum Fraser said Market Lane’s design “allows for flexible floor plates with the capacity for inter-connectivity between floors via additional staircases without compromise to the structure and service.

“Activity centres are clustered around a light-filled atrium and landscaped outdoor terraces offer tenants flexible spaces whilst vertical planting throughout the central providers oxygenated air flow”.

The 5-star end of trip facilities include secure bicycle storage, clothes steaming station, a dry cleaning and towel service, grooming stations, and keyless-access lockers, Mr Fraser said.
