Church sells former Emmanuel College
The Catholic church has sold the former Emmauel College campus, opposite the Botanic Gardens in Bromfield Street, Warrnambool.
Also exposed to Canterbury Road, the 1.46 hectare irregular shaped site curried favour with a Melbourne developer planning a mixed use project.
Price expectation when it was listed in February was $4.5-$6 million.
Six suitors submitted bids following an expressions of interest campaign, the agents, CBRE’s David Napoleone and Ludeman Real Estate’s Mark Dwyer, said.
Star of the Sea Parish was the vendor.
Mixed use project planned
The Warrnambool property, 42 Canterbury Rd, which ceased operating as a school at the end of 2024, is about 600 metres from the town centre (continues below).
It also has a combined 350m street frontage.
Improvements – classrooms, halls, a church and offices – contain a total c4500 sqm, marketed for their potential to be used or razed.
A mixed use project with residential, aged care and a childcare centre is expected.
“Sites of this size and location simply do not come up very often and when they do, they attract a lot of attention from local and interstate developers,” Mr Napoleone said.
Mr Dwyer added the result highlighted ongoing demand for development opportunities in the coastal city.
