Racing club leases office near track

Only a 200 square metre suite remains at 6-22 Gladstone Street.

The Moonee Valley Racing Club is amongst a swag of tenants to recently commit to the ex-Australian Taxation Office near Moonee Ponds Junction.

The recently renovated Moonee Ponds office has been rebranded MPHQ.

The group joins Arriba, Summit Leasing and Heart Financial, amongst others, at the seven level office, 6-22 Gladstone Street, Moonee Ponds, recently rebranded MPHQ.

The deals comes 13 months since we reported a childcare centre leased the top two floors for a venue – marketed as the city’s most “Instagrammable” asset of its type given the city view.

With the latest transactions, 99 per cent of the 21,034 square metres is accounted for, according to CBRE’s Anthony Park who is managing the campaign with Gianni Macdonald and Lemon Baxter’s Mario Nobrega and Josh Tebb.

The asset also contains 120 car parks.

The owner is Sydney-based Marshall Investments which paid $126 million following an off-market deal in 2023; the office had just undergone a swank renovation after the ATO quit the majority of its space in late 2020 (though it holds a head lease until 2032).

Moonee Ponds is six kilometres north west of Melbourne’s CBD.

The edges of the Moonee Ponds race track – about 500 metres away – are being redeveloped with significant apartment towers and more to come – a joint venture between Pace, Hostplus and MVRC called Moonee Valley Park.

A new road was also recently approved set to divide the western part of the site after 140 years.
