Ex-Shell industrial property for sale vacant

The Eastern Creek site spans 4179 square metres.

A vacant industrial property with extensive hardstand and Great Western Highway exposure – once owned by Shell – is for sale in Eastern Creek.

Lot 100 Brabham Drive is expected to sell for more than $8.5 million.

The 4179 square metre site with a 1155 sqm industrial facility, 370 sqm drive-through awning and extensive external operating space, was previously occupied by OTR and before that, Beaurepaires.

The seller, Tractors Diesels & Equipment Pty Ltd, paid Shell $2.55m in 2001.

Colliers’ Matthew Flynn and Jordan McConnell are the agents.

Within the Huntingwood West Precinct, zoned IN1 General Industrial, with access to the Great Western Highway via a registered right of access through the adjoining Shell service station, the improvement covers a low portion of the block.

It contains a customer service centre, offices, reception areas, workshop and warehouse with eight roller shutter doors and six metre clearance (continues below).

Mr Flynn said the combination of improvements, hardstand and exposure was becoming harder to find across Western Sydney.

The property is close to the M4 and M7 motorways and sits within the established Eastern Creek-Huntingwood industrial precinct, he added.

Eastern Creek is 41 kilometres west of the CBD.

In May realestatesource.com.au reported Vicinity Centres bought the suburb’s Eastern Creek Quarter, on 15.4 hectares, for $400m, from Frasers Property Australia, backed by Singapore-listed Frasers Property Limited.

Late last year, Icehouse Logistics Group or IHL leased a 41,402 sqm office/warehouse at 21 Kangaroo Avenue, Eastern Creek.

Frasers Property Industrial – also a division of Frasers Property – was that landlord.
