Gateway expands in Acacia Ridge

Gateway acquired 70 Landseer Street (outlined) last month.

Gateway Capital has snapped up an industrial investment next door to another it purchased last month.

Its newest asset, 149-157 Jacksons Road, at the south west corner of Landseer Street (pictured, top), is costing $12 million reflecting a 5.22 per cent net passing yield.

The investment contains three buildings with a total 8800 square metres – all up occupying 46pc of the 1.93ha block.

Gateway intends to reposition the structures and reset leases with the three tenants.

It is also expected to construct more product.

The same brokers, with JLL’s Sam Stewart, sold Gateway the neighbouring 2.2ha asset – 70 Landseer St.

Elsewhere in Brisbane, the investor holds a 6.55ha Hemmant business park – 227-247 Fleming Rd – which set it back $36.1m in August.

The properties will be held in the Industrial Partnership, which is backed by the Grosvenor Group.

Gateway was created last year by ex-Propertylink directors Stuart Dawes and Peter McDonald.
