Woolworths formalises Eastern Creek pre-commitment

The Eastern Creek estate as at May, 2025.

In the second major industrial pre-commitment this week, Woolworths has signed up for a 93,000 square metre fulfilment centre, in Sydney’s Eastern Creek.

The Sydney Chilled and Fresh Distribution Centre, as it will be known when it opens next year, will likely be the largest multi-storey, temperature controlled distribution centre in the southern hemisphere, according to landlord, Charter Hall.

Mooted three years ago 18 months after the landlord bought the site from the state government – but this month formalised with a 20 year contract – the deal brings occupancy at the Light Horse Logistics Hub to 90 per cent.

Presently Charter Hall is building a 43,120 sqm office/warehouse for food delivery services HelloFresh, which also distributes YouFoodz.

HelloFresh signed up for an initial 10 years.

Aldi this week has also renewed for 10 years at a 26,830 sqm building it occupies.

A refrigerated fulfilment centre for Bidfoods, spreading 8580 sqm, is also due to open.

Eastern Creek is about 40 kilometres west of town.

The estate’s end value is expected to circle $850m. The Woolworths building alone will circle $380m.

Also this week we reported Kmart pre-committed to a 100,000 sqm multi-level fulfilment centre at a west Sydney estate being developed by ESR.
