Kokoda snares Melbourne site for maiden office

Kokoda Property has chosen an inner-city Melbourne site for its maiden office (artist’s impressions, right and below).

The 854 square metre Industrial 3 zoned Richmond parcel, 418 Burnley Street, on the south west corner of Madden Grove, diagonally adjacent to Burnley station, is trading off-market.

Assuming a land rate of $6500-$7500 per sqm (Commercial 1 zoned land in the suburb achieves c$8500 psm), the price would circle $5.5-$6.5 million.

Presently accommodating a single storey warehouse, Teska Carson’s George Takis brokered the off-market deal.

The property previously traded for $3m in 2014.

This pocket of Richmond is about four kilometres east of Melbourne’s CBD. This site is also diagonally adjacent to Australia Post’s new headquarters.

The ground floor will include a 250 sqm showroom, fitness area, end of trip facilities and bike parking.

Lower levels will also be constructed in brick so it appears the office is a warehouse conversion.

Images show the building branded with Kokoda’s logo, suggesting it could act as the company’s headquarters; the diversified, national builder is based at Cremorne, another pocket of Richmond closer to town.
