Austpac Logistics leases landmark Derrimut warehouse

Austpac Logistics has leased a modern distribution centre with corporate quality offices in Derrimut, about 17 kilometres west of Melbourne’s CBD.

The 14,917 square metre facility sits on a 3.3 hectare site at 25 Briggs Drive, within the Gilbertson Estate business park.

Developed by Marwood Property Group, it was the biggest speculative project in Melbourne’s west in 2007.

Prior to completion, Gaffneys Logistics signed a five year lease moving from Brooklyn, about 10 kilometres west of the city.

In 2013, national freight distributor Austrans Container Services relocated to the factory from Tottenham, which abuts Brooklyn.

The Austpac Logistics deal was secured by CBRE’s Tom Hayes, Harry Kalaitzis and Todd Grima.

Facility has fancy offices

Every marketing campaign for 25 Briggs Drive has spruiked that its 750 sqm of office area is A-grade (high) quality. A further 167 sqm is configured for product dispatching.

The 14,000 sqm warehouse is accessed via 10 container height roller doors, with Tieman loading docks, around a wraparound driveway appropriate for B-Double trucks.

The Derrimut facility also includes Early Suppression, Fast Response sprinklers, 3300 sqm canopy and large hardstand area.

Logistics occupiers driving western suburb sale and lease deals

Occupiers seeking distribution space have driven several sale and lease deals in Melbourne’s west this year.

On April 8 we reported GPT secured Godfrey Hirst and Petstock to rent at its Gateway Logistics Hub in Truganina, 22 kilometres from the city.

A week earlier, Quatius Logistics leased 8746 sqm (or half) of an office/warehouse Aliro Group is developing on a speculative basis, also in Truganina.

efm Logistics signed a 23,322 sqm deal with landlord LOGOS for a speculative project at Altona Logistics Estate, 13 kilometres from the CBD.

In February, CEVA Logistics committed to the last piece of Fraser Property Industrial’s 310 hectare West Park Industrial Estate – now set to make way for a 37,307 sqm distribution centre.

Earlier this week CEVA announced it would extend its lease on a 23,000 sqm facility nearby within the Truganina complex, for five years.

Four months ago Charter Hall signed a landmark lease deal at Parkwest Industrial Estate, in Derrimut – resetting a lease agreement with tap wear retailer Coroma, until 2026.

Also last December Industry Superannuation Trust pre-committed Winning Group to a 45,000 sqm complex in Altona North.
