GPT Group snares Godfrey Hirst, Petstock for Truganina logistics centre

The Truganina estate is being released in stages. Following the Godfrey Hirst and Petstock deals, agents have started renting stages two and three.

GPT Group has struck two major industrial lease deals for its Gateway Logistics Hub in Melbourne’s west Truganina.

In the biggest, Godfrey Hirst – Australia’s largest manufacturer and exporter of residential and commercial carpets – has taken 14,406 square metres for an initial seven year term.

The space, known as Warehouse 1, fills just over half of the 26,488 sqm high quality facility 21 Shiny Drive which was completed last December.

The balance of the building, known as Warehouse 2 and with 12,082 sqm of area, has been tenanted to Petstock for five years.

CBRE’s Todd Grima, Tom Hayes and Harry Kalaitzis are representing GPT Group.

The agents said Gateway Logistics Hub buildings are “designed for best practice in energy efficient, high-clearance warehouses, large awnings and corporate offices and amenity”.

“Occupants will benefit from state of the art, tailored and environmentally-friendly facilities with easy access to major Melbourne arterials such as..Princes Freeway and Western Ring Road,” they added.

Upon completion, Gateway is expected to accommodate about 140,000 sqm of logistics space.

A second pre-lease stage could see a 23,967 sqm facility added.

The third stage aims to add a 29,761 sqm facility which like 21 Shiny Road could be leased as two warehouses.

CBRE is also marketing these assets for GPT Group, with the potential for occupancy in the first quarter of next year.

There is land within the estate which could accommodate a (pre-lease) commitment of up to 50,000.

The smallest distribution centre space, CBRE said, measures 7639 sqm.

Last November Stockland, as part of a joint venture partnership, unveiled plans for a $2 billion logistics park on a 260 hectare parcel, also in Truganina, called Melbourne Business Park.

Three months ago, JB Hi Fi and Brandlink signed lease agreements for Stockland’s Key West Distribution Centre, in the suburb.

Truganina is about 22 kilometres from Melbourne’s CBD.
