Vida XL’s HB Commerce doubles warehouse footprint in Melbourne’s west following Maker Place lease

HB Commerce, a subsidiary of Netherlands-based online retailer, Vida XL, has committed to two warehouses at Maker Place – an industrial park Frasers Property Australia acquired mid-construction last August.

HB Commerce has signed on for the Truganina property for three years.

Its move will double the occupier’s warehouse footprint in Melbourne’s west: last May, HB Commerce committed to 15,503 square metres at 1/169 Australis Drive, Derrimut, an investment owned by Abacus.

Frasers Property Australia acquired Maker Place from Vaughan Constructions.

Maker Place contains 30,885 square metres of area within two office and warehouse buildings.

At the time, it was reported the complex, within the Wyndham Industrial Estate, would have an end value of about $37 million. It was also 10 months from being completed.

Maker Place includes two office and warehouse buildings containing 30,885 sqm of lettable area, surrounded by 161 car spaces. It occupies a 4.98 hectare block about 22 kilometres from the Melbourne CBD.

The Derrimut warehouse HB Commerce leased last year (shaded) is owned by Abacus.

HB Commerce’s Derrimut warehouse (pictured, above) is five kilometres closer to town. It committed to the 2.8 hectare Australis Drive property after relocating from Footscray, which is about six kilometres from the city centre.

Industrial property in Melbourne’s middle and outer west is renowned as being amongst the cheapest in Australia to buy or rent.

The region is also super-convenient for occupiers, between Melbourne Airport and Port of Melbourne and infrastructure connecting the west to other sides of the city. There is also a large and growing population and potential employment base.

Colliers International’s Nick Saunders and Hugh Gilbert with Cushman & Wakefield’s Michael Green and David Norman are marketing Maker Place for Frasers Property Australia.
