Victoria’s Department of Health and Human Services is selling an enormous waterfront holding in Mt Eliza – again.
The Mount Eliza Centre, a former children’s orthopaedic hospital later occupied as the Peninsula Health Centre, is surplus to the government’s requirements.
On an elevated 3.4 hectare parcel zoned General Residential, overlooking Canadian Bay, 33 Jacksons Road (pictured top and left) is being marketed for its potential to be subdivided and sold-down.
It is also being promoted as a development site to suitors within the aged care, retirement, education and medical sectors.
Offered for sale last year with a price guide of about $24 million, but withdrawn, apparently because of heritage factors affecting buildings on the site, the property, Beachleigh, is being marketed this time around by CBRE’s Mark Wizel, Lewis Tong, Bianca Butterworth and Ashley McIntyre.
The agents point out that the recently completed $750 million Peninsula Link freeway puts the commute from Mt Eliza to the Melbourne CBD at less than 45 minutes.
Opened in the 1930s as the orthopaedic branch of the Children’s Hospital, the centre treated patients with congenial deformities, osteomyelitis, polio and tuberculosis. In the early 1970s it was converted into a geriatric hospital.
The pocket on Victoria’s Mornington Peninsula accommodates some of the state’s most valuable real estate.
In August, we reported that Charles “Chas” Jacobsen was paying about $33 million for a 22.3-hectare waterfront plot owned for generations by the Ansett family (pictured, right).
In 2016, Ryman Health paid the University of Melbourne’s Business School nearly $40 million for a historic 8.9 hectare property, Moondah, next door to the Ansett estate.
