Indian food wholesaler upsizes in Melbourne

Chetak’s outgoing Oakleigh base is now for sale or lease.

Indian food wholesaler Chetak has signed a 15 year lease for a new base within an industrial estate replacing former Kelly family farms, in Melbourne’s south east.

Focus on Furniture and Australian Production Resources Group recently committed to Greenlink.

The 6800 square metre tenancy, Warehouse 5B at the Greenlink estate at 590 Western Port Highway, Cranbourne West – is a major upsize on its outgoing base, with 2910sqm.

That property, 1/4 Railway Avenue, Oakleigh, is now for sale or lease.

Chetak’s new landlord is ESR, which has been developing the business park since 2020.

Warehouse 5B will used to distribute goods nationally.

Greenlink filling up

ESR paid $75m in 2020 for the 79 hectare piece of land making way for Greenlink.

Two years later it teamed with Frasers Property Industrial, adding a 64.4ha nearby parcel, for c$230m.

Rents in the business park were last year asking $150 per sqm, pa, net.

The Chetak deal comes five months since we reported Focus on Furniture – since 2021 owned by Adairs – signed up for 14,372 sqm within the business park, Warehouse 7B, for an initial 12 years.

Australian Production Resources Group pre-committed not long earlier, for 8121 sqm, a property now with a Whitfield Boulevard address.

Cranbourne West is 40 kilometres from town.

Oakleigh is in the same direction, but 14km.
