LaSalle, Hale complete Sydney’s first Central West multi-level warehouse
LaSalle Investment Management and Hale Capital Partners have completed the first multi-level industrial estate in Sydney’s Central West.
The 40,000 square metre Lidcombe development is for lease.
At 42 Boorea Street it contains up to 10 tenancies from 3000 sqm.
One business can take the lot.

High-rise industrial
The development provides B-double access at ground level and semi-trailer access via a ramp to the upper storey.
Warehouse clearances reach 12.2 metres.
The completion comes as developers increasingly look to multi-level industrial projects to maximise land use in Sydney’s constrained infill markets, where serviced industrial sites have become scarce (continues below).
According to the agents, only about 35 hectares of serviced industrial land remains across Sydney’s South and Central West precincts, although the amount immediately developable is lower after planning and site constraints are considered.
“Continued industrial expansion into the outer west is not sustainable, as occupiers still require proximity to Port Botany, Sydney Airport and large labour catchments,” Mr Gallagher added.
“‘Central’ delivers on both fronts, with more than 750,000 households accessible within a 30 minute drive time and approximately 4.3 million residents within 45 minutes,” according to the executive.
Mr Durante said multi-level industrial estates were becoming an established solution for Sydney’s land-constrained logistics market.
“Multi-level industrial estates are reshaping Sydney’s logistics and warehousing landscape,” he added.
“Occupiers benefit not only from superior access and operational functionality, but also from materially lower occupancy costs compared with traditional single level facilities,” according to the executive.
Lidcombe is 16 kilometres west of Sydney’s CBD.
