Fashion house founders buy $87m Sydney warehouse

The Alexandria site spans 1.3 hectares.

White Fox Boutique founders, Daniel and Georgia Contos, have snapped up another major commercial property in Sydney’s inner-south.

The O’Riordan Street property contains a showroom, office and theatre.

The pair paid $87 million for the office/warehouse at 19 O’Riordan Street, Alexandria.

The seller was interests associated with the Hendler family which built the facility on the site held since 1992.

The Hendlers are behind True Alliance, a fashion and sportswear distributor that represents brands including Lacoste, Speedo, The North Face, UGG and Wrangler across Australia and New Zealand.

Colliers’ Michael Crombie and Trent Gallagher were the agents.

19 O’Riordan Street

On 1.31 hectares near Green Square station and Sydney Airport, 19 O’Riordan St contains an 11,437 square metre improvement.

The warehouse clearance is 10 metres with a 1219 sqm mezzanine.

There is also a three-level office, a theatre, retail showroom and 102 car parks, some undercover.

With 134 metres of street frontage, the site has development upside – zoned E3 Productivity Support, with a floor space ratio of 2.5:1, it can accommodate a 32,850 sqm building (continues below).

Daniel and Georgia Contos bought an office from Goodman last year.

“Alexandria is an established industrial market where large freehold sites face competing demands from businesses and alternative uses,” Mr Gallagher said.

“The result reflects the appeal of a property that can meet an immediate operational requirement while retaining potential for a different use or redevelopment over the longer term,” he added.

White Fox grows

Founded in 2013 as an eBay-focused business, White Fox Boutique has become an international fashion retailer.

Last March it paid Goodman $70m for a Rosebery office, since renovated to become its local headquarters.

Coincidentally, that property had been occupied by another fashion house, Mosaic, behind brands including Katies, Millers, Noni B and Rivers.

That office is less than a kilometre from 19 O’Riordan St, expected to be occupied as a distribution centre.

Alexandria is about five kilometres from the CBD.
