All-electric office coming to Eastland

QIC recently kicked off construction for an all-electric office tower as part of its growing mixed-use precinct in Ringwood, which is shaping up as a new hub for professional and public services in Melbourne’s east.

Set alongside Eastland shopping centre and the adjoining Ringwood station, the sustainably designed development, dubbed 5 Bond Street, is due for completion in early 2024 as part of QIC’s long-term vision to evolve the site into a vital mixed-use hub and business precinct.

Following a recent extension, Eastland has over 60 restaurants.

“Ringwood is poised to become a vibrant centre for employment and entrepreneurialism, as the community of SMEs and public service organisations based at Eastland swells,” said QIC Real Estate Director of Australian Investment Management, Daryl Stubbings.

He says the precinct, which recently welcomed new offices for the Department of Transport and a Waterman Business Centre coworking facility, offers convenient access for both commuters and those living locally in Melbourne’s outer east.

“By adding another tier of workplace solutions to this highly visible and easily accessed suburban location, we can help more people to work closer to home,” Stubbings added.

Designer digs

Delivered in partnership with Maben, and designed by architecture firm Fender Katsalidis, the development will offer some 12,000 square metres of A-grade office accommodation – the best available in the Maroondah area – with supersized floorplates of up to 2183 sqm.

The building will also incorporate several sustainability features – being all-electric, amongst them.

“The 5 Bond St project will target 6-star NABERs energy and 5-star Green Star ratings and feature a ground floor café and four levels of secure parking as well as doorstep access to the retail, hospitality and conferencing amenity of Eastland and Sage Hotel Ringwood,” Colliers leasing agent, Kevin Tutty, said.

“With its amenities and surround experiences, we expect 5 Bond Street will be targeted by pioneering businesses seeking to upgrade,” he added.

“The site is highly accessible and convenient, and has the best of Eastland’s retail, leisure and hospitality on its doorstep,” according to the executive (story continues below).

The Sage Hotel opened at Eastland in 2017.

“The prime location offers tenants an array of options to lunch, meet, wine and dine for business or pleasure”.

It is also walking distance to Greenwood Park, Staley Gardens, the Mullum Mullum Creek Trail, Costco and Ringwood train station.

Next chapter for Eastland

Since QIC acquired Eastland in 1996, the centre has grown to 134,790 sqm, with around 500 stores.

Big W, Coles, Harris Scarfe, H&M, Kmart and Target are amongst the anchors – joining Myer and Woolworths which have been based there since the complex was built.

“A major redevelopment in 2016 led to Eastland winning the coveted Prix Versailles architecture award for our Ringwood Town Square civic and hospitality precinct,” Mr Stubbings said.

“The array of workspace solutions now being integrated into the site is primed to support local entrepreneurs and small businesses to scale up, while also limiting commute times,” he added.
