Aliro fills more of ex-Toyota sales HQ

Aliro’s redevelopment proposal includes several offices, retail and a hotel.

Aliro has secured Australia Post to 12,750 square metres of Toyota’s former Woolooware Bay sales and marketing office, and warehouse, at Caringbah.

The federal government agency will occupy the space at 13 Endeavour Road as a parcel sorting centre to support operations at nearby Kirrawee and Taren Point.

The agreement is for an initial 10 years.

Australia Post has recorded a substantial rise in volume parcel numbers since COVID.

In May, it signed up for 21,152 sqm at Goodman’s Port Air Industrial Estate, at Botany – about 16 kilometres north east of Caringbah.

Big plans for site

Aliro paid Toyota $187 million for the Caringbah asset last June (story continues below).

The proposed redevelopment would more than double the amount of lettable area.

The manager later applied to replace part of the 12.4 hectare block with offices, a hotel, pub and retail, including a market style grocer – all up containing about 100,000 square metres.

The existing 41,937 sqm of office/warehousing was rebranded TripleTwoNine at 13 Endeavour Road, and listed for rent.

Four months ago, Woolworths committed to 7250 sqm for a fulfilment centre to service 15,000 customers between Engadine and Kurnell.

“This new [Australia Post] lease commitment is indicative of growing demand for well located high quality distribution centres that support increased e-commerce activity,” the landlord, which holds the asset in its Aliro Group Industrial Value Fund, said.

Colliers’ Trent Gallagher brokered the deal.
