Jesuit Social Services’ ex-inner-city Melbourne headquarters is being replaced with luxury apartments following an off-market sale to Milieu.

The 600 square metre holding comprising the former office at 1 Langridge Street, also known as 4–6 Derby St, and 8 Derby St, traded for $8.05 million including GST, settling last September.

Milieu has now resolved a lengthy planning battle over the site, securing Victorian Civil and Administrative Tribunal late last year for an eight-level apartment project after initially lodging plans in 2023 for a taller building.

Both projects contained 22 dwellings.

Jesuit Social Services had occupied the property since 1995, using it as a base for programs supporting vulnerable young people before deciding to leave as part of its broader property strategy.

It is now headquartered in Church St, Richmond.

Planning battle resolved by VCAT

Also exposed to Little Oxford St, the Collingwood project, branded Derby Street by Milieu, will contain 25 car parks (continues below).

Construction of Derby Street by Milieu started in May.

The developer initially proposed a 26-metre building despite a 20m height control.

The Collingwood project exposed to Langridge, Derby and Little Oxford streets.

When the local council imposed a surprise 14m Design and Development Overlay, Milieu applied to construct 20m.

VCAT awarded 23m.

“Preferred metrics are not to be regarded as a ‘starting point’ that can be exceeded,” the Tribunal said.

“But we distinguish this building due to its exemplary response to a challenging site,” it added.

Milieu was represented by Planning & Property Partners.
