Daniel Besen, Pask swap permit-ready development site
After receiving approval to replace it with a five level family office (artist’s impression, top), businessman and developer Daniel Besen has sold a nondescript warehouse walking distance to Melbourne’s CBD.
The son of late Eva and Marc Besen, significant shopping centre owners, and sister of Sussan owner Naomi Milgrom, finished in the black following the disposal of 1-9 Gertrude Street – after paying $8.91 million in November, 2019, it is trading for $10.52m.
Gold Coast based Pask Group is the buyer.
Traditionally a residential builder but in more recent years behind office and retail projects, it is expected to proceed with the commercial redevelopment for a c3349 square metre structure.
Given the (Commercial 1) land zoning, a residential scheme could also be considered.
Next chapter for prime site
On 898 sqm, one holding in from Nicholson Street, in the Royal Exhibition Centre precinct, the Fitzroy property was for decade before Mr Besen bought it, the Turnleys hair products headquarters (story continues below).
Oslo based Snøhetta penned the replacement, approved by the Victorian Civil and Administrative Tribunal in 2021 after being rejected by the local council, National Trust of Australia, Protectors of Public Land Victoria and Royal Historical Society of Victoria.
As well as offices, the design would contain four ground floor shops, a gallery and top floor penthouse.
Pask is also behind two Albert Street, East Melbourne, proposals – a strata office complex at #204-206, and apartments on airspace over College House (#250).
In 2019 meanwhile, it purchased an 8.8 hectare low density housing estate site at Mickleham from a family which held 84 years.
