Alfasi seeks commitments for major city fringe office

The proposed mixed use project on Church Street.

Three years since securing a piece of one of Cremorne’s highest profile and historic buildings – the c1909 Byant & May factory, on Church Street – Alfasi is ready to build into the airspace.

The developer this week launched the leasing campaign for a 10 level, 24,635 square metre Premium grade office at 560 Church Street.

Signage rights are also being offered; the property, for decades prior to Alfasi owned by late car importer Alan Hamilton, is still identified by many Melburnians as the ex-Hamilton Porsche dealership, which traded until the 1990s.

The builder is chasing a 6-star Green Star certification and 5.5-star NABERs rating.

Also forming part of the wider Alfasi development, branded Matchworks and carrying a c$600m end value, is a 13 level, 198-suite hotel, pre-committed to Hoxton last year.

The project will include a micro-brewery, retail, a wellness centre and 3000 sqm plaza around a historic red brick boiler house and chimney, too.

Completion is scheduled 2027.

Alfasi paid Mr Hamilton, the son of racing car driver, Norman, $80m for the Commercial 2 zoned 9715 sqm parcel.
