Perth businessman banks $19m for Sydney warehouse

The Arndell Park asset was offered with an 18 month leaseback.

Perth businessman Danny Pavlovich has sold a Sydney warehouse with an 18-month leaseback to one of his companies, Nutrition Systems.

The property sold for $19.25 million.

The 1.1 hectare asset, 216 Walters Road, Arndell Park, collected $19.25 million.

It last traded for $5.95m in 2010.

Ray White Commercial’s Owen White, Victor Sheu and Peter Vines brokered the on sale.

The result prices land at $1750 per sqm.

The building area by comparison is $3668 per sqm.

Arndell Park is about 35 kilometres west of Sydney’s CBD.

The agency’s residential arm recently marketed Mr Pavolivich and his wife, Suzie’s, family home at 37 Esplanade, Nedlands,

The couple are set to move to a Dalkeith mansion once owned by Alan Bond which they acquired for $27.5m in 2020 (continues below).

The Arndell Park asset contains a 5248 square metre improvement with four warehouse zones accessed via two recessed docks and four at-grade roller doors,

There is also a two-level office fitout,

The E4 General Industrial zoned site also exposed to Great Western Highway is fully gated with 56 car parks.

The property was held by Westfire Investment Pty Ltd as trustee for the Pavlovich Property Trust.

Mr Pavlovich is a former a former elite bodybuilder.

Nutrition Systems is Australia and New Zealand’s largest importer and distributor of premium sports and nutritional supplements.
