Shaw Fabrics pre-commits to Frasers industrial estate

The Shaw Fabrics property will contain a 510 square metre office.

Frasers Property Industrial has pre-committed a second group, Shaw Fabrics, to Tarneit’s Canvas West business park.

The blinds and fabric manufacturer will take a 15,125 square metre space for an initial five years.

The landlord will speculatively build another 12,726 sqm warehouse under the roofline – creating an asset valued of c$55 million.

The proposed building (outlined, red) will contain 27,401 square metres.

Completion is scheduled in July, 2022.

The lease comes 11 months since FPI secured VidaXL to a 70,000 sqm distribution centre on 11.4 hectares in the estate – due to open in five months.

FPI paid $27.5m two years ago for the 42.3ha site making way for Canvas West.

On Droomer Way, the Shaw asset will contain four recessed loading docks and five on-grade roller door shutters.

The warehouse clearance will be about 11.5 metres – its roofline will contain an area 1.5 times the size of the Melbourne Cricket Ground.

Upon completion, FPI is aiming for a 5-star Green Star Design & As Built rating from the Green Building Council.

“We continue to see high demand for customers who wish to relocate from older warehouses to modern industrial facilities with abundant on-site amenities such as green spaces and leading sustainable features,” FPI general manager, Anthony Maugeri, said.

Busy quarter for Frasers in Melbourne

The Shaw deal comes a week after FPI announced five other major Melbourne industrial rental agreements:

At the Melbourne Airport Business Park, BESIX Watpac has leased a 12,086 square metre facility, 28-32 Sky Rd, to support construction of an $800m cell-based influenza vaccine manufacturing facility – the only one in the southern hemisphere – for CSL subsidiary Seqirus.

Also in Tullamarine, pillow and quilt manufacturer John Cotton has committed to a 10,245 sqm asset, 25-29 Jets Court, for an initial five years.

In Altona, FPI has snared Samsung Australia to 18-34 Alyesbury Dve – a 9077 sqm agreement – for three years.

South east of the city, at Keysborough’s The Key Industrial Estate, AutoPacific Group has rented a 6706 sqm building at 79-88 Atlantic Dve, near another property it occupies (49-71 Pacific Dve).

In the same business park, Russell Athletics has also recently rented a 7283 sqm facility, 8-28 Hudson Ct, which will be used to manufacture and distribute Sherrin products.

Last month, we reported homewares provider Bambis, which owns brands including Salt & Pepper and Curtis Stone, rented a 11,417 sqm warehouse at 2-22 Efficient Drive, Truganina – not far from Canvas West.
