Quanta sells-down maiden asset

The Yamanto Village Ampol sold for $6.9 million.

Two Yamanto convenience investments have sold for a combined $9.655 million after a subdivision strategy that Quanta Investment Funds began after buying the broader retail complex four years ago.

The Ampol service station at 422 Warwick Road sold for $6.9m – a 6.10 per cent yield.

The adjoining Zarraffa’s Coffee at 424 Warwick Rd changed hands for $2.735m – a 4.99 per cent return.

They were offered separately via auction.

CBRE’s Tom Lawrence, Matt Smith and Neville Smith were the agents.

The campaigns attracted seven registered bidders, they said, with 31 enquiries for the Ampol and 81 for Zarraffa’s.

Maiden asset

Quanta bought Yamanto Village from Gordon Corp for $21.1m in 2022, subsequently sub-dividing the components.

It was the group’s first property under the rebrand to Quanta Investment Funds.

The company’s director, Stacey Jones, was previously a director at Sentinel Property Group, established by her father, Warren Ebert.

The group said the centre delivered a 17pc valuation uplift in its first 12 months (contiunues below).

Yamanto Village contains 1999 square metres in several buildings.

On 1.6-hectares it contains 1999 square metres across several buildings with three fast-food outlets, Anytime Fitness, a dentist and seven specialty tenants.

It also includes the quick service restaurant and convenience retail buildings just sold-down.

The Ampol occupies a 3687 sqm block.

The tenant is on a lease expiring in 2031 with two five-year options.

The Zaffara’s is on 1691 sqm.

Its lease expires in 2036.

The deals come a year since realestatesource.com.au reported Quanta bought an industrial investment in Morgan Park, Warwick, for $8.75m.

It has also since mid-last year bought three essential-services backed investments from Centuria – in Brisbane and on the Gold Coast, in Queensland, and at Albury on the New South Wales/Victoria border.
