Packaging giant consolidates to $27m Melbourne warehouse

ESR held the Epping property for a partnership backed by Singapore’s GIC.

Omni Packaging will consolidate office, warehouse, production and service to a major office/warehouse in Melbourne’s north, acquired off-market.

The manufacturer and distributor of packaging products and machinery paid $27 million for 82 Taryn Drive, Epping.

ESR was the seller – it seized the property with its 2019 takeover of Propertylink, which paid $11.44m in 2014 as part of a two-property Victorian industrial portfolio.

It was last occupied by New Age Caravans and before that, Stanley Black & Decker.

CBRE’s Andrew Bell, Daniel Eramo and Joe Brzezek were the agents.

The deal is Melbourne’s priciest recorded vacant possession industrial transaction this year, they said, valuing land at $2549 per square metre.

GIC backed partnership sells asset

On 2.1 hectares, 82 Taryn Dve contains 10,590 square metres, a high 15.3pc (1622 sqm) configured as offices (continues below).

The warehouse is sprinklered with an 11,000-pallet racking capacity.

There are also two canopies – spanning 1140 sqm and 114 sqm – on-grade loading and sunken docks.

The site offers full drive-around access.

ESR held the property via the ESR Australia Logistics Partnership, backed 80 per cent by Singapore sovereign wealth fund GIC.

Epping is 22 kilometres from Melbourne’s CBD.
