Owner-occupier pays $8.5 million for Marrickville industrial site

The four warehouses have the potential to be subdivided and sold individually..

A multi-use food facility in Marrickville, seven kilometres south-west of the Sydney CBD, has traded to an owner-occupier.

The sale price of $8.5 million is some $1.5 million more than the guide price attached to 1-11 Sloane Street when it hit the market four weeks ago.

On a 1.8 hectare site, the property includes 1510 sqm of floor area within four freestanding, neighbouring, buildings.

Colliers International marketing agents Adrian Balderson, Trent Gallagher and Angus Urquhart said the four structures had the potential to be split and subdivided.

Their campaign also targeted developers and investors, with a short-term lease on offer.

The result values each square metre of the building at $5629 per sqm. The land is worth $4652 per sqm, the agency said.
