Occupiers trade Keilor Park office/warehouse

The McGregors Drive building contains 676 square metres of offices.

Commercial plumbing contractor Cooke & Dowsett has paid $11.5 million for a modern office/warehouse diagonally adjacent to its local headquarters.

The group plans to occupy 8-20 McGregors Drive, Keilor Park.

The seller, Multivac, offered it and the neighbouring property – 2 McGregors Drive – which it also occupied, after earlier this year outlaying $17.25m for a bigger office/warehouse in the suburb, 53 Harrick Dve.

Private school Penleigh Essendon Grammar also, in 2021, bought a property in the pocket – abutting a collection of sites acquired for $13.5m from MAB in 2005, for sports grounds.

8-20 McGregors Drive

On 6006 square metres with 32 car parks, 8-20 McGregors Dve contains 2767 sqm – 24 per cent (676 sqm) configured as offices.

The (2092 sqm) warehouse is accessed from four roller doors.

There is also hardstand and 32 car parks.

Cooke & Dowsett is expected to retain its existing base – 25 McGregors Dve.

“The acquisition reinforces the businesses’ long-term commitment to the area and ensures operational efficiencies through proximity to its existing facilities,” Colliers’ Mitch Purcell, who marketed 8-20 McGregors Dve with Corey Vraca and Nick O’Brien, said.

“[The property] presented a rare opportunity to acquire a site of this scale in a location with proven occupier demand and long-term strategic value,” he added.

Six offers were received following a public marketing campaign launched earlier this year, according to the executives.
