New York listed direct-selling health and wellness company USANA has sold its long-time Sydney headquarters.

Part of the complex is used as a conference room.

Another owner-occupier – relocating from the Central West – secured 3 Hudson Avenue, Castle Hill, for $23.5 million.

The specialised industrial property contains 4708 square metres.

A temperature-controlled warehouse is accessed via three roller doors covered by an awning.

The improvement is also serviced by onsite substation and solar system.

The E4 General Residential zoned site spans 9167sqm with 138 car parks near Windsor Road, in the suburb’s industrial precinct.

The purchaser acquired 3 Hudson Ave after identifying value in operational improvements (continues below).

The site spans 9167 square metres.

The facility includes 12.9 metre internal clearances, sprinkler infrastructure, extensive office accommodation.

The Castle Hill property was marketed for its development upside.

It could also be immediately occupied.

CBRE’s Matthew Alessi and Brendan Wein with Parkside Commercial’s Stephen Chronopoulos brokered the sale.

The agents also promoted the development upside with a 1:1 floor space ratio and 20 metre height limit.

Castle Hill is 30 kilometres north west of Sydney’s CBD.
