Occupier buys supersized South Yarra strata office
Financial planning and business advisory firm HTA Advisory has bought a supersized strata office about 400 metres from its headquarters, which it rents.
The second floor of 15 Claremont Street spans 779 square metres.

An existing office is fit out.
The asset also includes 13 basement car parks.
HTA will relocate from 141 Osborne St – an office bought as an investment by Networth co-founder Leslie Heine in 2019.

Michael Yates developed the strata-office complex nearly 20 years ago, among the first projects to emerge from the rezoning and urban renewal of South Yarra’s former industrial precinct, Forrest Hill.
“Opportunities of this scale are uncommon in South Yarra where the vast majority of strata office transactions involve suites significantly smaller than this asset,” Colliers’ Xavier Nguyen, who marketed the asset with Eddie Foulkes, said.
“We’re continuing to see businesses place greater value on control over their workplace environment with owner-occupiers increasingly looking to secure long-term occupancy certainty though acquisitions rather than leasing,” he added.
“Strata office transaction activity across Melbourne’s metropolitan office market has increased in the first half of 2026 compared with the previous three years, reinforcing the strength of owner-occupier demand,” according to the executive (continues below).
Mr Foulkes said it is the suburb’s third priciest strata office sale in a decade.
“The property offered a compelling combination of an established office fit-out, secure parking and proximity to South Yarra’s transport and amenity,” he added.
“For businesses seeking a long-term headquarters, the ability to secure an asset of this size in such a well-connected location is particularly attractive,” according to the executive.

HTA director Ben Seeger said the Claremont S office gives the business greater flexibility as it grows.
“Securing a whole floor of this size gives us the space and flexibility to create a workplace that supports the continued growth of our business while providing greater certainty over our long-term accommodation,” he added.
“The purchase reflects our confidence in the future of face-to-face advice and collaboration,” according to the executive.
