Kourbeis strikes another bowling centre deal

Entertainment complex operator Harry Kourbeis has bought another tenpin bowling centre in Melbourne’s south-east.
The Oz Tenpin and former District 14 nightclub at 14-22 Lauderdale Road, Narre Warren, set the executive back $13.5 million following an off-market deal.
The vendor was Greensborough Bowls Pty Ltd, the company behind the Oz Tenpin bowling network, which has been associated with the Kyriazis family for decades.
The property is licensed with 24 lanes and arcade facilities.
It occupies 8077 square metres at the south-east corner of Verdun Drive with a large open-air car park.
Oz Tenpin also operates centres at Ballarat, Chirnside Park, Epping, Geelong, Greensborough, Narre Warren and Shepparton.
The deal comes 14 months since realestatesource.com.au reported Mr Kourbeis paid $10.2m for the ex-Zone Bowling complex at Moorabbin, with a short-term lease (continues below).
Kourbeis boosts portfolio
Mr Kourbeis leads General Public which combines tenpin bowling with arcade games, interactive darts, golf simulators, pool and food and beverage.
In 2024, it expanded interstate, opening an entertainment venue at Ipswich.
It also operates venues in Corio, Dingley, Frankston, Ipswich and Karingal.
The Narre Warren property, zoned Commercial 1, is opposite the Casey Lifestyle Centre, which Action Group Australia, a subsidiary of a family-run investment vehicle with Sheikh Mubarak Al-Sabah as vice chairman, sold to HMC Capital in 2019.
