Fenner Dunlop’s Belle Banne pre-commits to Salta’s Nexus Industrial Estate

Salta Properties has pre-committed an arm of Fenner Dunlop, the world’s biggest manufacturer of conveyor belting for mining and industrial applications, to a Dandenong South warehouse.

Belle Banne Conveyor Service’s facility, within the Nexus Industrial Estate on Portlink Drive will include a double storey 438 square metre office.

Attached to that will be a 6560 sqm factory.

The landlord expects to complete the complex by next September.

Fenner Dunlop, which has for 80 years occupied a high-character, art deco warehouse in West Footscray (which it will stay at), has agreed to an initial 10 year term for Belle Banne at Nexus.

Salta will also spec a slightly smaller warehouse next door

Upon announcing the Belle Banne deal, Salta added it would speculatively construct a 5506 sqm shed adjoining the new structure.

That property, the developer said, designed with 451 sqm of offices, should open at the same time.

“The agreement with Fenner Dunlop reinforces the appeal of the Nexus Industrial Estate,” Salta managing director Sam Tarascio, said (story continues below).

Landlord to be based next door

Coincidentally, the landlord recently opened its own warehouse on a holding next door to the property it has earmarked for the speculative building.

Salta’s Dandenong South Leasing and Estate Facilities Management Office, at 115 Atlas Boulevard, sits on 2000 sqm of land.

“Furthermore, Salta is reaching completion of a speculative warehouse on this estate which is 16,769 sqm..between two tenancies,” a spokesperson added.

Dandenong South is about 31 kilometres south east of the city.
