Developers trade ex-Balmain Leagues Club

The dilapidated former Balmain Leagues Club at Rozelle has traded between Asia backed local developers.

Following an off-market deal, the 7340 square metre site, 138-154 Victoria Road, will be replaced by Perifa, supported by Japan’s Mitsubishi Real Estate.

The seller, Heworth Holdings Group, backed by Singapore’s Mulpha Group, paid $75m in 2018, shortly after obtaining a permit for a 12 level tower with 167 apartments.

Perifa, part of the Versatile Group, is instead aiming for 277 dwellings – 59 allocated for affordable housing – across 16 floors with lower level retail, a project branded Rozelle Village, with a c$285m end value.

Another business arm, Versatile Constructions, will deliver it, beginning to clear the block last month. Completion is scheduled in 2028 (story continues below).

CBRE is the marketing agency, recently launching a website for the complex, with one, two and three bedroom units.

Rozelle is four kilometres west of Sydney’s CBD.
