CQU signs whole building lease, Melbourne

Central Queensland University has leased the recently vacated Bendigo Bank headquarters at Docklands.

A Sydney office occupied by CQU sold in March.

The school has committed to 120 Harbour Esplanade for an initial 10 years.

Also abutting Marvel Stadium the building contains c8300 square metres, now set to be fit out for education.

There are also 50 car parks.

Bendigo Bank incorporating Bendigo and Adelaide Bank relocated its Melbourne base to Peachtree Capital’s 356 Collins Street.

It is headquartered at Bendigo, a property which recently underwent an extension and renovation.

CQU commits to prominent office

Part of Docklands’ Victoria Point precinct, which also includes a 42-level apartment building and 115-suite Quest serviced apartment complex, 120 Harbour Esp was developed for Bendigo Bank in 2005.

Four years later, the developer, APN, sold it for $33m to Wharf Street Investments, directed by Singapore’s Philip Lim.

Wharf held it until 2019, when it traded to Sydney’s Marprop for $75.5m.

Bendigo Bank vacated this quarter.

CQU is set to occupy from 2027.

It is presently based in Melbourne at 120 Spencer St.

“Melbourne has always been of strategic importance to CQU and we now have a flagship location that reflects our long-term vision for the region,” vice chancellor and president, Professor Nick Klomp, said.

“The…location will enable students to make the most of their time in the city and be supported to achieve their study and career goals,” according to the executive.

Marprop managing director James Marshall said “we’re pleased to welcome CQUniversity and its students in Melbourne from 2027 and look forward to being a key partner as they continue their national expansion strategy,”

“This lease reflects not only the quality and location of the asset, but our ability to collaborate on a custom-built facility that will support the state’s education sector,” he added.

“More broadly, Docklands is seeing renewed momentum from large scale tenants, and we are pleased with our exposure to the area,” according to the executive.

In Sydney, CQU rents an 11 storey, 10,461 sqm CBD office which sold in March for $111.6m.

Etc. Melbourne’s Edward Knowles and Tony Landrigan brokered the 120 Harbour Esp deal.
