Charter Hall lists Sydney childcare centre
Charter Hall has listed another childcare centre, this time on Sydney’s Upper North Shore.
The 87-place complex, 143-145 Pentecost Avenue, Turramurra, was developed 10 years ago, in place of a residence.
Only About Children pays $522,086 annual rent ex-GST and outgoings.
Its lease agreement ends in 27 years or 2063 with two 10 year options.
Land rich
On 2244 square metres, the Turramurra centre is built over two levels.
“This is fundamentally the best childcare centre marketed in 2025 across the country,” CBRE’s Marcello Caspani-Muto, who is representing Charter Hall with Jimmy Tat and Sandro Peluso, and Michael Vanstone from Burgess Rawson from CBRE, said.
“The combination of a long-term lease to a global operator, land tax exemption, and a land-rich holding in a blue-chip suburb ticks all the boxes,” he added.
“Comparable sales suggest the underlying land alone is worth close to 70 per cent of initial investment value, which is unheard of in the sector,” according to the executive.
Mr Tat said the centre sits more than double the size of most blocks within the suburb.
“Turramurra’s median house price has surged over 51% in the past five years alone, now sitting above $3.3 million,” he added.
US based Bright Horizons recently bought from Bain Capital.
