About 12 kilometres south east of the city, Caulfield North is connected to Armadale, St Kilda East and Malvern East.

Its best streets are considered Howitt, Lumeah and Aroona.

Last year its median house price hit seven figures ($1,030,000, up 18.4 per cent in 12 months, according to REIV December 2007 annualised figures).

Split by Glen Eira Road, Caulfield South is more affordable.

The average house there costs $815,000 – an increase of 34.7pc.

Melbourne’s median house price is $425,000 (a rise of 12.6pc for the year).

The annualised median figures are considered more reliable than the quarterly because they include a greater sample of sold properties.
