AVID walks from 120ha Adelaide housing project
AVID Property Group has handed control of the 120-hectare Eyre housing estate in Adelaide’s north back to the South Australian government.
Renewal SA will now launch a campaign seeking a private-sector development partner to complete the remaining stages.
Near Penfield the project is expected to contain c1900 homes.
About 750 have been delivered as well as a shopping centre and sporting fields.
AVID sheds more sites
Renewal SA entered the Eyre contract to AV Jennings in 2010; at the time the end-value of the project was put at c$450 million.
AVID acquired AV Jennings in 2025.
It has this year been shedding sites held by that group including in Melbourne’s Williamstown.
Eyre was its only active South Australian project.

The campaign for a new development partner is expected to be launched in the next couple of months (continues below).
AVID will continue to deliver in-progress and planned stages while the transition takes place, including landscaping and a reserve.
It will also work with existing buyers on upcoming settlements, required design approvals and other commitments.
That work is expected to be completed by mid-2027.
Renewal SA chief executive Shane Wingard said the agency would maintain the project’s original vision while determining its longer-term structure.
“Our team is experienced in facilitating housing delivery in the northern suburbs and we are confident we can bridge any gaps and maintain momentum on the project while a long-term strategy for the site is determined,” he added.
Growth corridor
Future arrangements will retain the project’s planned mix of affordable housing, open space and community amenities.
The project adjoins the future Northern High School and forms part of Adelaide’s northern growth corridor.
Eyre is about 38 kilometres north of Adelaide’s CBD.
