Australian Unity buys Casa Capace SDA portfolio
Australian Unity, for the Specialist Disability Accommodation Fund, has bought the Casa Capace specialist disability accommodation portfolio lifting assets under management beyond $285 million.
The properties – 15 operating projects with a total 81 places and eight development sites, in metropolitan and regional New South Wales and Victoria – cost $51.4m.
The price comprises approximately $35m cash, funded primarily through the fund’s debt facility, with the balance through the issue of fund units to the vendor consortium.
Following settlement, the AU fund will have 376 participant places, also in the ACT, Queensland and Western Australia.

Casa Capace’s portfolio includes clustered house and villa developments designed for National Disability Insurance Scheme participants with high and complex support needs.
The operating assets have been managed since 2024 by specialist provider Vera Living, which also manages accommodation within AU’s SDA portfolio.
“The properties have demonstrated consistently strong occupancy and have been designed to best-practice SDA standards,” fund manager, Jacob Edwards, said (continues below).
“This transaction expands the Fund’s national footprint and significantly strengthens our presence in NSW, balancing it with QLD and VIC,” he added.
“As a founding member of the Specialist Disability Accommodation (SDA) Alliance, the Casa Capace portfolio shares many of the same principles that underpin our investment approach, high-quality purpose-built and participant led accommodation, strong provider relationships and a commitment to delivering positive social outcomes for people living with severe functional impairments and very high support needs,” according to the executive.
“As demand for quality SDA continues to grow, we remain focused on building a portfolio that combines scale, technical expertise and deep sector relationships to support both participants and our investors”.
AU established the SDA Fund six years ago.
