Victorian Electoral Commission leases suburban office

The office/warehouse lease has been assigned to the VEC.

The Victorian Electoral Commission will take over the lease of a prominent suburban Melbourne office/warehouse previously occupied by the Australian Electoral Commission.

The AEC and PAS Group formerly occupied the Mount Waverley office.

The deal for the 5135 sqm building at 17-21 Hardner Road, Mount Waverley, is a boon for the Chinese landlord which picked up the asset for $19.65 in 2023 with just three months left to run on a lease – subsequently renewed.

That vendor paid Sandhurst Trustees $20.5m in mid-2017.

On 7154 sqm also with 136 car parks, with office areas B-grade, the property was years ago tenanted by PAS Group, behind fashion brands including Black Pepper, Review and Yarra Trail, now part of The Brand Collective.

“The outer east office market is experiencing a noticeable uplift in 2025 with larger occupiers leading the resurgence,” Colliers’ Ash Dean, who secured the VEC lease assignment with Britt Bachli, said.

Mount Waverley, a major activity centre 16 kilometres south east of town, forms part of the Monash National Employment and Innovation Cluster – the state’s second largest employment hub after the CBD.

The VEC is an independent body established under the Victoria’s Electoral Act 2002.

The state election is expected to be held November 28.
