US operator chooses Melbourne for maiden Australian childcare centre

Guidepost Montessori has leased the Doncaster centre.

An Orange County based childcare centre giant has chosen Melbourne’s east to open its maiden Australian facility.

Kinderland in 2024 leased a Box Hill space for its maiden Australian centre.

Guidepost Montessori has committed to 1 Lauer Street, Doncaster, for an initial 15 years.

Completed in 2022, able to accommodate 150 children, it contains 1347 square metres with 34 basement car parks.

There is at-grade parking too.

The site spreads 1967 sqm and was – prior to the construction of a childcare centre – three standalone homes.

New entrant leases another centre

Headquartered at Lake Forest, Guidepost recently opened facilities in China, Indonesia and Singapore.

It is set to trade from Doncaster in March (continues below).

Starting annual net rent is speculated to circle $640,000.

The deal comes two years since we reported Singapore based preschool group Kinderland Early Learning leased a 107-place Box Hill property for its maiden Australian childcare centre.

CBRE’s Marcello Caspani-Muto, who brokered both rental agreements with Sandro Peluso and Jimmy Tat, said “in a broader childcare market that is witnessing reduced new supply, particularly across Victoria and New South Wales, the ability for a childcare provider to gain immediate access to a centre of such high quality is few and far between”.

“The quality of this build could not be replicated feasibly in today’s market,” he added.

The landlord, a Sydney based investor, paid $15.4 million in late 2024.
