Sekisui House sells office on second attempt

The West End office sold for $60 million.

Sekisui House has sold an A-grade office, part of its master-planned West Village project, in Brisbane’s West End.

Greenhouse at 9 Wilson Street collected $60 million following a campaign launched mid-last year.

It was also listed upon completion in 2023 with a c$75m guide.

CBRE’s Peter Chapple and Nick Wedge with Knight Frank’s Justin Bond and Matthew Barker were the agents. The buyer is a partnership: a local investor with Singapore sovereign wealth fund.

West End, with an end value circling $1.2 billion, covers 2.6 hectares with eight buildings, less than a kilometre south west of town.

There are 1250 dwellings and c18,500 square metres of commercial space.

In 2022, Sekisui House sold the precinct’s retail component to Centuria for $202m (continues below).

Greenhouse is part of a master-planned project with eight buildings.

Over six levels, Greenhouse contains 5874 sqm of A-grade area, 99.4 per cent of which is occupied.

Frasers Property Australia, Workspace365 and iVolve are the key tenants.

The weighted average lease expiry by income is c5.8 years.

Also with ground floor retail space and basement with 90 car parks and 50 bike parks, it carries a 6-Star Green Star Design & As Built rating.
