Two luxury bathhouse operators secure prime Melbourne sites

The Commons Health Club South Yarra opened Saturday.

Two wellness centre operators have secured prominent inner-city Melbourne sites – a response to a recent surge in demand for luxury social bathing.

Andy Zhang’s V-Leader redeveloped 189 Toorak Road.

In the substantially bigger deal, Commons Health Club committed to 5000 square metres at 189 Toorak Road, South Yarra, which V-Leader recently redeveloped as an office-based mixed use investment topped with an 11 level tower.

SOAK South Melbourne will open in August.

The five floor club opened Saturday.

It contains a full service gym, studios and a bathhouse with hot magnesium pools, cold plunges and both infrared and traditional saunas.

The facility will run more than 200 weekly classes including Pilates, spin, yoga and specialty sessions such as candlelit yin, breathwork, sound healing and Yamuna body rolling.

The Commons will also occupy a 3000 sqm co-work space within three levels of the building.

Soak chooses second Melbourne site

Meanwhile SOAK Bathhouse has leased 459 square metres at Emerald Place in South Melbourne being delivered by Lowe Living with INT.RE’s Kajima Group (continues below).

The lease for 182-200 Clarendon Street is for an initial 10 years.

It will open August.

The facility will complement a South Yarra SOAK opened last year at 10 River St.

The business provides mineral pools, cold plunges, saunas, steam rooms and infrared LED therapies.

Emerald Place, which is under construction, will contain 38 dwellings atop retail and offices.

Lemon Baxter’s Josh Tebb and Robbie Douglas are representing Lowe.

Australia’s wellness sector is valued at USD $126.7 billion according to a report by the Global Wellness Institute.

Thermal and mineral bathing experiences rose 21.5pc between 2020-2022, it added.
