Turnkey hospital for sale, Melbourne

The Monash Medical Centre neighbours 252-256 Clayton Road.

A turnkey hospital and consulting hub – ready to operate with all necessary clinical infrastructure, including theatres, recovery bays, labs, beds, and administration areas – has hit the market in a major Monash health and education precinct.

Operators and investors are expected to consider 252–256 Clayton Road, Clayton.

The high-profile property contains a two-level, 2,000 square metre day hospital with three operating theatres, recovery bays, consulting suites and offices.

There are also laboratories last used for IVF services.

Configured with 17 beds and 11 chairs, the complex previously operated as the Monash Surgical Private Hospital.

The 3,000 sqm site near Monash Medical Centre and adjoining private hospitals also contains 85 car parks – a mix of at-grade and undercover.

CBRE’s Sandro Peluso, Marcello Caspani-Muto, Jimmy Tat and Kai Wang are the agents.

Valuable improvements: agents

Mr Peluso said the improvements, coupled with the “prime healthcare hub” location, will be key value drivers.

“The asset is positioned within one of Australia’s most concentrated healthcare precincts, anchored by Monash Health Public Hospital, Jessie McPherson Private Hospital, Monash Children’s Hospital, and Monash House Private Hospital,” he added (continues below).

Monash Medical Centre is set for an expansion with seven level building.

“Within metres of the future Suburban Rail Loop ‘super hub’ at Clayton, this asset is set to benefit from a significant improvement in accessibility and amenity, as the station links the Cranbourne/Pakenham and Gippsland lines to the orbital network,” according to the executive.

“For operators and investors alike, that translates to deeper catchments, easier staff and patient access, and genuine long-term upside as the SRL precinct plan takes effect.

“The existing improvements, combined with the prime healthcare hub location, are expected to be the main value drivers”.

Ready-to-go hospital

Clayton is about 19 kilometres south-east of Melbourne’s CBD.

“Opportunities to secure a turnkey day hospital in the Monash medical precinct are exceptionally scarce,” Mr Tat said.

“Given the significant increase in construction costs and the time required to deliver compliant facilities, we are fielding enquiries from operator groups and private capital who value immediate patient-ready capability and the ability to scale services quickly,” he added.
