Stockland doubles down at Brunswick
Stockland has applied to build almost twice as many apartments and increase the height of a proposed Brunswick apartment complex, while being exempted from building two walkways.
The developer is now seeking to build 223 dwellings across 11-levels at 429-435 Albert Street.
The application has been lodged via the state government’s Development Facilitation Program; it will be decided by planning minister Sonya Kilkenny.
It would supersede a permit for 129 dwellings and an eight and nine storey building, issued by the Victorian Civil and Administrative Tribunal in 2022 after being refused by Merri-bek Council.
Controversial proposal just got bigger
The revised Stockland proposal includes 185 basement car parks and 275 bike bays.
Most of the units (133) will contain two bedrooms. The rest will contain one (61) and three (29).
A contribution of three per cent of the estimated construction cost will be made to the Social Housing Growth Fund.
This month, the developer lodged an exemption from building north/south and east/west walkways that would provide access to the park from neighbouring streets through the project (continues below).

At 11 levels it would match the height of Mirvac and Milieu’s nearby recently completed LIV Albert build-to-rent project, with 498 apartments.
That site covers 9850 square metres.
The Stockland holding, a former timber yard, was bought for $15m in 2020.
It spans 4000 sqm.
Both properties abut Clifton Park and are opposite Gilpin Park.
This pocket of Brunswick is about six kilometres from the CBD.
