Stair giant relocates in $12.5m recycling deal
Australia’s largest staircase manufacturer, S&A Stairs, has leased a new headquarters and production facility in Melbourne’s southeast after selling its long-time Braeside base for $12.5 million.
The family-owned group will relocate to 75-79 Canterbury Road, Braeside, a 14,263 square metre industrial facility within Frasers Property Industrial’s Braeside Industrial Estate.
Colliers’ James Stott and Gordon Code handled both the sale of S&A Stairs’ former Woodlands Drive property and the lease negotiation for the replacement premises.
The Canterbury Rd asset was co-marketed with CBRE.
Printing giant IVE was the former occupier.
Completed in 2019, the facility contains about 13,033 square metres of warehouse space, recessed loading docks, dual office components (all up with 1230 sqm), heavy-duty hardstand areas and 112 car spaces.
It forms part of the Braeside Industrial Estate, on 23 hectares Frasers bought from Lloyd Williams’ Hudson Conway in 2018.

“This move positions us for the next stage of the business,” managing director Tom Acquroff said.
“Selling our legacy site allowed us to reinvest with confidence, and securing a high-quality facility nearby means we can grow without disruption to staff or customers,” according to the executive.
Mr Stott added coordinating the sale and lease transaction reduced transition risk for the occupier.
“By managing both the sale of S&A Stairs’ existing property and the search and negotiation for their next facility, we were able to align timing, reduce risk and provide certainty around a seamless transition,” he said.
“Braeside remains one of Melbourne’s tighter-held infill industrial precincts, with leasing demand supported by limited new supply, proximity to labour pools and improving arterial road access across the southeast corridor,” according to the executive.
Mr Code said “limited supply, combined with proximity to labour and end markets, means tenants need to act decisively when quality assets become available.
Braeside is about 25 kilometres from the CBD.
