The Rathdowne Village building, for 26 years home to La Luna, recently sold.

The collection of Rathdowne Village buildings until last February accommodating Australia’s first La Porchetta, has been listed for sale.

Over $6 million could be expected, sources say, for the 515 square metre holding – four shopfronts, 388-394 Rathdowne Street, Carlton North.

Offered vacant with a liquor licence and restaurant infrastructure, and with the option for footpath dining, owner-occupiers are expected to look in – as well as investors.

The buildings contain 621 sqm.

Zoned Commercial 1, which allows residential, and with two street frontages, developers might consider too.

Nelson Alexander’s Damien Theisz and Joe Horton are the agents, via an expressions of interest campaign.

La Porchetta opened at Rathdowne Village in 1985.

Felice Nania with the late Rocco Pantaleo established La Porchetta in 1985, replacing another pizza shop.

There are now nearly 40 chains nationally.

The listing comes six weeks since we reported the former La Luna freehold in Rathdowne Village sold for just over $2m.

That buyer was an operator planning to occupy.

Carlton North is about five kilometres north of the CBD.
