Riverlee fills more of Melbourne health hub

The Epping building will contain 8200 square metres over six levels.

Riverlee has filled more of a suburban Melbourne medical centre being built speculatively.

The complex will contain a ground floor cafe and end of trip facilities.

Four Corners Medical has committed to 450 square metres of New Epping Medical for an initial 15 years.

It will join Lumus Imaging which earlier this year leased 820 sqm for 10 years.

Icon Cancer Centre will also be based at the building, construction of which started in April.

CBRE’s Jimmy Tat brokered all deals.

The medical centre forms part of a residential-based mixed use project, New Epping, taking shape on a 46 hectare ex-quarry Riverlee bought in 2015, later adding neighbouring blocks totaling five hectares.

Another lease deal

At 215 Cooper Street, Epping, New Epping Medical will contain 8200 sqm over six storeys beside the Northern Private Hospital which opened in 2024.

The building forms part of a health precinct proposed by Riverlee also incorporating 229, 255, 315W and 325C Cooper St.

The wider New Epping estate carries a c$1 billion-plus end value (continues below).

Construction of the Epping complex started in April.

“Four Corners Medical will establish a comprehensive general practice service enhancing access to primary healthcare services for the growing residential and workforce population across Epping and Melbourne’s northern growth corridor,” he added.

“Healthcare operators are increasingly focusing on precincts that provide genuine integration with broader health services…New Epping offers exactly that, which is why we continue to see strong enquiry from a wide range of occupiers across primary care, allied health, diagnostics and specialist healthcare services,” according to the executive.

Healthcare Hub

Epping is about 20 kilometres north of Melbourne’s CBD.

“The continued attraction of high-quality operators such as Four Corners Medical highlights the value of the precinct and reinforces our vision of establishing a leading healthcare hub that supports the growing needs of Melbourne’s northern communities,” Riverlee development director, David Lee, said.

The New Epping Health Hub sits within the Northern Health Precinct which encompasses more than 20ha and includes…a growing mix of healthcare, research and allied health providers,” he added.
