Record price paid for resort style Elsternwick home

The Kooyong Road home was developed in 2008.

A Palm Springs style estate with a sprawling two storey home in Elsternwick has sold, smashing the suburb record price by some $500,000.

The property contains four bedrooms, a study and two lounges – one with a bar.

On 2426 sqm at 235 Kooyong Road, metres from the Caulfield North border, the property is speculated to be trading for about $8 million following an expressions of interest which closed on May 23.

The Kooyong Road site spreads 2426 square metres.

The guide was $7.3m-$7.9m.

The 39 Seacombe Grove home has been Brighton’s priciest since 2015.

The vendors outlaid $1.4m for the block in April, 2001, then built the home seven years later.

Kay & Burton’s Grant Samuel and Darren Lewenberg brokered the deal; the property failed to sell in late 2020 after four months on the market with a different agency, when the guide was $7.5m-$8.25m.

The deal comes seven months since the Barlow family, which co-own the Australian 7-Eleven and Starbucks franchise – banked c$31m – breaking its own suburb record price of $22m set in 2015- from a contemporary waterfront mansion in Brighton, the next suburb south of Elsternwick.

That record might soon be broken, though, with the Terry family offering an older style home on a bigger beachfront block near there, with $40m-plus price hopes.

In 2021 meanwhile, an Elwood home traded for $9.4m – setting a record for that bayside suburb, west of Elsternwick (story continues below).

The Seymour Road property sold for $7.5 million late last year.

Another significant deal for Elsternwick

The battle-axe shaped Elsternwick block is fit out with a tennis court, half basketball court, and significant off-street parking.

The U-shaped house, designed around a pool with a patio and alfresco area, all designed to maximise the north sun, contains four bedrooms, a “New York style” office, sitting room fit out as a theatre, kitchen with a butler’s pantry and multiple dining rooms.

One of the two lounge areas has a built in marble bar.

There is also a triple car garage.

The deal comes seven months since a contemporary double storey home on 838 sqm at 41 Seymour Road, Elsternwick, sold for $7.5m – setting a then price record.
