Freemasons sell Melbourne aged care home
Essential services assets each side of Melbourne’s Yarra River sold this month.
In the south-east, a purpose-built vacant day hospital and medical centre neighbouring the Monash Medical Centre found favour with a private investor.
On 2854 square metres at 252-256 Clayton Road, Clayton, with three operating theatres, 17 beds, 11 recovery recliners, IVF laboratories and 86 car parks, the turnkey asset carried an independent valuation of $20.27 million.
The property is within the 800 metre catchment of the future Suburban Rail Loop Transport Super Hub where high-density residential towers up to 39 levels have been mooted.
It is also 250 from Clayton train station.

Freemasons sell Footscray aged care home
In the inner-west, Nexia Aged Care, controlled by Anthony Palmieri’s Maiestas Care, has bought the going concern of the Footscray Aged Care Home from Royal Freemasons.
The property alone, spanning 7391 sqm at 25 Mephan St, Footscray, set it back $4.4m.
The facility contains 60-beds.
The sale follows a late-2022 strategic review by Royal Freemasons, which saw the 157-year-old not-for-profit board resolve to rescale its footprint and sell off its broader residential aged care portfolio to focus resources on in-home support.
It has since shed assets in Sale, Moe, Ballarat, and Bendigo to Respect Aged Care, and its Monash Gardens retirement village to Auscare. In 2023, it sold mecwacare two retirement villages and three residential aged care homes: Gregory Lodge in Flemington, Susan Barton House in Bacchus Marsh, and Springtime in Sydenham, with the Mount Alexander retirement village in Flemington and Sydenham retirement village (continues below).
In late August Freemasons divested its Victorian home care business to ASX-listed Regis Healthcare.
Also this week, realestatesource.com.au is reporting the not-for-profit sold a former Masonic Hall to Maribyrnong City Council to expand the Yarraville Village activity centre.
Nexia builds portfolio
Nexia provides Support at Home services across Melbourne’s western and northern suburbs, Sunbury, the Macedon Ranges and Bacchus Marsh.
Elsewhere in Melbourne, it owns another aged care facility at New Gisborne.
It also holds a permit for a 132-bed complex at Craigieburn, expected to open in 2028.
“Footscray has its own identity, history and strong connection to its local community, and that is something we want to respect and build upon,” Nexia Aged Care managing director Anthony Palmieri said.
“Our priority throughout the transition is continuity,” he added.
Mr Peluso, Mr Caspani-Muto and Mr Tat were the agents.
Footscray is about five kilometres from the CBD.
