Phoenix Transport expands in Berrinba

The asset includes a 980 square metre awning.

Phoenix Transport has leased a modern Berrinba warehouse held by ARA LOGOS Logistics Trust.

The occupier has committed for an initial nine years to the 7412 sqm property on 1.67 hectares at 11-19 Kellar Street.

It also rents a 9999 sqm facility nearby – owned by Frasers Property Industrial.

Colliers’ David Brisk with Knight Frank’s Lachlan Hateley and David Knox brokered the latest deal for fund manager LOGOS.

Built 10 years ago and previously occupied by DHL, 11-19 Kellar St contains five container height roller doors beside a 980 sqm cantilevered awning.

It also includes three recessed docks and a 406 sqm office.

The holding has a second entrance on Wayne Goss Drive (story continues below).

Mr Frisk said Phoenix has experienced unprecedented growth since COVID led by e-commerce adoption and businesses looking to hold more stock locally in the face of globally disrupted supply chains.

His deal comes three weeks since ESR paid $17.65 million for a seven hectare Berrinba block to extend its neighbouring Gilmore Industrial Estate.

In August, McPhee Transport director Jay McPhee sold adjoining industrial investments in the suburb – stages one, two and three of 1-21 McPhee Drive – for a total of $117m to Dexus.

Last year, CEVA Logistics rented a 20,980 sqm warehouse at FPI’s Berrinba Logistics Park – complementing a 41,000 sqm facility it already occupied there.

LOGOS valued 11-19 Kellar St at $14m in June.
