Doctor lists substantial healthcare offering

Dr Leon Shapero has listed a super-clinic in Melbourne’s south-east of Cranbourne North.

Cranbourne Health, at 2 Woodbine Road, is being marketed as the most substantial healthcare offering to hit the Victorian market in four years. CBRE’s Sandro Peluso, Josh Twelftree and Jimmy Tat are the agents.

The investment, with 4137 square metres of lettable area, is fully leased, returning annual income of $1.3 million.

It is expected to trade for more than $20m.

Private investors, syndicates and institutions are expected to show an interest.

Cranbourne Health

At the north-east intersection of Thompsons Rd, the single-storey Cranbourne Health facility is about 15 kilometres from Frankston, a major activity centre (story continues below).

It is opposite a full-line Woolworths supermarket and Bunnings.

The agents are marketing the long-term development upside; a multi-level medical centre or a mixed-use complex with retail and offices could be considered given the land zoning.

“With over 10 per cent of the population aged between zero and four, Cranbourne’s substantial younger demographic will require greater GP and specialist services in coming years,” Mr Peluso said of the asset.

The suburb’s catchment includes the Berwick, Clyde and Pakenham, where several major housing estates are underway.

Healthcare assets, like childcare centres, have attracted increasing investor interest in recent years.

Mr Twelftree said doctors are prolific buyers and developers of medical centre product.

The centre is expected to sell for more than $20 million.
