Sentinel Property Group has sold an Oxley industrial investment for $12.05 million.
It paid $10.4 million for 141 Boundary Road in 2015.
On 1.65 hectares, the asset includes 93 car parks and a 7818 square metre office/warehouse leased to explosives maker Maxcam Australia and tyre wholesaler YHI.

The deal reflects a seven per cent yield.
Oxley is about 11 kilometres south of Brisbane.
