Officeworks chooses Chadstone for HQ

Wesfarmers owned Officeworks will relocate its headquarters from a collection of Bentleigh East offices – to Chadstone shopping centre.

The deal for Building 2, Chadstone Place, is a major accommodation upgrade for the occupier – with landlord Vicinity Centres set to undertake major refurbishment (artist’s impression, top) and obtain a net zero carbon certification.

Building 2, Chadstone Place, will be refurbished ahead of Officeworks’ arrival in 2023.

The 10 year agreement kicks in from 2023.

Janine Allis’ Retail Zoo – which rents part of the 8000 square metre building – will be displaced.

JB Hi Fi occupied another part until 2019.

Colliers’ Rob Joyes and Travis Myerscough represented Vicinity, which co-holds the asset with John Gandel.

Tim Farley and Mitch Bolger, of the agency’s Occupier Services division, acted for Officeworks.

Late last year, Bunnings, which is also controlled by Wesfarmers, leased a c13,886 sqm headquarters within a Growthpoint office at the Botanicca Corporate Park, at inner east Burnley (story continues below).

Following that agreement, the hardware group can abandon six metropolitan locations including a National Support Centre at Hawthorn East.

More Chadstone offices planned

With the Officeworks deal, all of Chadstone’s 30,000 sqm of office area is now leased.

In June, Vicinity announced plans to build another commercial building, containing 20,000 sqm, at 1 Middle Road.

Space within that complex is asking c$450 per sqm, per annum, net.

Last month we reported Vicinity secured Hub Australia to 4100 sqm of an unbuilt 25 level office set to rise beside Box Hill train station.
